Betauspark is a boutique real estate agency based on Kenyatta Avenue in Thika, Kenya. We help individuals, families, and small-scale investors buy, sell, and rent residential properties — houses, townhouses, apartments, and plots — primarily within Thika town and the surrounding peri-urban zones stretching along the Thika Superhighway. We also produce formal property valuation reports for clients who need a documented market value for bank financing, estate administration, or legal proceedings. Our clients are typically Kenyan households buying their first or second home, landlords managing between one and twenty units, and the occasional diaspora investor making decisions remotely from Nairobi, the UK, or the Gulf. We are not a commercial property agency: we do not handle industrial premises, large-scale development land, or hotel assets. If your need falls outside residential Thika, we'll say so at the first conversation and, where possible, refer you to a firm better placed to help.

Betauspark was founded in 2017 by a team of three who had grown frustrated watching clients in Thika receive valuations, listing advice, and tenancy agreements that had clearly been copied from Nairobi templates without any adjustment for local conditions. The Thika market has its own rhythm: the Superhighway corridor pushed land values significantly between 2015 and 2019, the industrial zone affects rental demand in specific wards, and the town's role as a regional hub for Murang'a and Kirinyaga counties means buyer profiles differ from anything you'd see in a Nairobi suburb. Since 2017, we have completed over 200 transactions and managed an average of 60 rental units per quarter. We keep team size small — currently five people — because growth for its own sake would mean diluting the attention we give each client. Every file has a named agent, every call is answered by someone who knows the file, and every report is signed by the person who did the inspection. We won't promise outcomes we can't control: sale prices depend on the market, tenant quality depends on who applies, and valuation figures reflect conditions at the date of inspection. What we do promise is that the information and advice you get from us will be specific to Thika, current, and straight.
